Hours: 9am – 5.30pm Monday plus every other Saturday 9am – 3pm with a full day off in lieu

 

Let us tell you a bit about the company:

 

A lovely position has arisen working for a well-known independent Estate Agency with their Head Office based in Caterham.  A business that has gone from strength to strength over the years you will be working with market specialists who provide an experienced, first class service to both customers and clients.

 

What will your working week be like?

 

  • Providing support to the team on all property management issues.
  • Help manage property portfolios in order to maximize office income including the retention of properties and clients.
  • Liaising with Landlords, Tenants and Contractors to ensure issues are resolved in a timely and cost-effective manner whilst maintaining high standards of customer service and communication with all parties.
  • Arranging repairs in order of priority and in accordance
  • Dealing with face to face, telephone and e-mail enquiries
  • To ensure all managed properties comply with current legislation with regards to: gas safety, smoke and carbon monoxide alarms, fire and furnishings, electrical safety, EPCs and legionella.
  • Ensure the office diary system is kept updated of all maintenance issues, reminders, inspections and checks.
  • Invoicing on and liaising with Accounts team and answering accounts queries.
  • Attending properties where necessary for visits, access or viewings including spot checks
  • Be responsible for organising of all safety checks of properties and ensure copies of all documentation are kept on file
  • To ensure the property is ready for move-in and arranging any maintenance works pre-let if required
  • Carrying out pre-checks at the properties to familiarise with the properties, location of stopcocks, fuse boards etc
  • Deal with any council tax, utilities queries and provide accurate recording information to all parties
  • Chasing overdue rent payments when required
  • Handling any complaints from Landlords, Tenants and contractors
  • Ensuring the contractors are compliant and insured
  • Monitor contractors’ performance and approve and submit invoices for onward payment by the accounts department
  • Attend training courses as and when required or necessary to improve standards and knowledge base.
  • From time to time, perform duties outside of this job description reasonably requested of you. 

 

Who will suit this role?

 

  • Previous property experience is desirable
  • Knowledge of the Housing Acts and Lettings Legislation
  • Driving license and own vehicle (though there is use of the company vehicle)
  • Excellent communication skills
  • The ability to work under pressure in a fast-paced environment
  • Demonstrate high standards of professionalism, courtesy and efficiency when dealing with the public and clients
  • Manage the property portfolio in order to maximize, retain and grow the client base
  • Provide careful and considerate advice as and when necessary.
